  2. Bow Arts

often have a range of studios available and registration is free.

How can I see one of the studios available?

You need to register with us first, (see the 'apply for a studio' section ) then we can arrange for you to see the currently available and soon to be available spaces.

Once you have registered we will contact you with a list of what is available. After that you need to get in touch with us to make a viewing appointment. "

  3. 401½ Studios

For over fourty years 401½ has provided studios for fine and applied artists and designers. The project, started in 1971 by Michael Haynes is housed in a Victorian warehouse situated on one edge of Larkhall Park in Clapham. Wandsworth Road is part of an ancient road from the Thames leading to Kingston and the South West........

The 401½ studios provide an appropriate working environment for fine and applied artists. The impressive list of current and past members clearly testifies this.

The position of the studios provides easy access to central London with bus and underground services as well as the British Rail trains.

Open Days are held at least once a year where members can exhibit work.

We expect artists to participate in professional development activities, and contribute to our exhibitions programme for which they receive modest financial support. Studio artists also contribute to workshops and educational programmes, for which they are paid appropriate fees. We house ceramics and printmaking facilities (intaglio, relief, screen printing) and regularly organise workshops with public access.

Rent £725.00 pcm either reviewable every three years or to increase by 5% every year (at the choice of the tenant) inclusive of buildings insurance and service charge. Deposit £1,450
Utility Bills The tenant will be responsible for paying water rates and electricity bills. There is no gas to the premises.

Business Rates The tenant will be responsible for paying rates. At present, due to the low rateable value of this unit (RV £2,425) provided certain conditions are met (primarily that this is the tenant’s sole place of business) then no business rates are payable. Further details on request.

Lease Length this unit is offered either: by way of a Tenancy-at-Will; or by way of a Six-Year Fixed Term Lease. A Six-Year Fixed Term Lease is a lease for that period of time. The landlord may not terminate it before its end (unless the tenant is in breach of its conditions) and if the tenant wishes to leave it needs to find an alternative, acceptable tenant to take over the lease.

Landlord & Tenant Act 1954 the security of tenure provisions of this Act will be excluded, so that at the end of the tenancy or lease the tenant has no right to a new tenancy or lease.
